By submitting, registering, or maintaining a property listing on Rooms.lk, the property owner grants Rooms.lk a non-exclusive, worldwide, royalty-free right to use, reproduce, display, publish, distribute, format, adapt, and promote the property information supplied by the owner, including the property name, descriptions, photographs, videos, logos, location information, amenities, and booking links, solely for operating, advertising, marketing, and promoting the property and the Rooms.lk platform.
Rooms.lk may publish or promote such information through its website, Facebook, Instagram, search engines, online advertising networks, partner platforms, directories, and other digital or social-media channels.
The property owner represents and warrants that they have all necessary rights, permissions, and authority to provide and authorize Rooms.lk to use any photographs, videos, trademarks, logos, descriptions, and other content submitted for publication.
Property owners acknowledge that information and links published publicly on the internet may be copied, indexed, cached, shared, reposted, referenced, or otherwise processed by third parties, including social-media platforms, search engines, websites, individuals, automated systems, bots, crawlers, AI systems, aggregators, and other external services.
Rooms.lk does not control such third-party activities and shall not be responsible for the continued availability, reproduction, distribution, indexing, modification, or use of property information or links by third parties after such information has been made publicly available.
A request to remove a property listing, promotional post, image, or link from Rooms.lk's own website or controlled channels does not guarantee the removal of copies, cached versions, search-engine results, social-media posts, third-party websites, or other content that may have been independently copied or distributed by external parties.
If a property owner believes that property information published by Rooms.lk is incorrect, outdated, unauthorized, or should be removed, the owner should submit a written request by email to info@rooms.lk.
Requests should include sufficient information to identify the relevant property, content, or URL and clearly state the requested correction or removal. Rooms.lk will review reasonable requests and, where appropriate and technically feasible, take reasonable steps to update or remove content under its control.
Rooms.lk does not guarantee immediate removal and cannot guarantee the removal of content from third-party platforms, search engines, social-media services, automated systems, or other external services.
Rooms.lk may use automated systems, software, algorithms, and other technology to manage property listings, communications, marketing, indexing, and other platform functions. Property owners acknowledge that direct communication with an individual employee may not always be available for every listing or request.
For listing corrections, removal requests, complaints, legal notices, or other property-related matters, property owners should contact info@rooms.lk so that the request can be formally recorded and reviewed.
Rooms.lk may use third-party service providers and platforms to operate, host, advertise, distribute, analyze, or otherwise support the Rooms.lk service. Rooms.lk does not control the policies, systems, availability, or actions of such third parties and, to the maximum extent permitted by applicable law, is not responsible for their independent actions, interruptions, errors, or handling of publicly available property information.
Nothing in these Terms excludes or limits any liability that cannot lawfully be excluded or limited under applicable law.
